What the contractor liability markets write

Trade contractors and general contractors

The programs write small and mid-sized trade contractors and general contractors, mostly on residential and light commercial work. Some take a paper general contractor who subcontracts everything. Others need you on site supervising the subs.

Size limits differ by program

One program takes trade contractors up to $3 million in yearly receipts and general contractors up to $4 million. Others go up to $15 million. Your receipts, payroll and subcontractor costs decide which one fits.

New businesses can apply

Several programs accept a new business when the owner has experience in the trade, usually two or three years depending on the program. Some also look at an owner with a lapse or no prior insurance.

What your contracts ask for

Blanket additional insured, primary and non contributory wording and waiver of subrogation are available on several programs, and some include them at no charge. Per project aggregate is an option on others.

Your trade decides the market

Contractor liability is priced on the work you do, your payroll and what you pay subcontractors. Tell us your trade once and we send the application to the programs that write it.

  • Start with your trade

    The first question is your trade. It opens the general liability application with your trade already chosen, so the questions that follow fit your work.

  • Payroll and subs set the price

    Contractor programs rate on payroll and subcontractor costs, not only on sales. A subcontractor with no certificate of insurance is usually rated like one of your own employees.

  • New homes are counted

    Programs limit how many new homes you work on each year, up to 25 on some. The application asks whether you do new residential construction.

  • Tools are a separate cover

    General liability does not pay for your own tools. Several programs offer tools and installation coverage as an add on to the liability quote.

Coverages that go with it

Workers' Comp for Contractors

General liability excludes injuries to your own crew. Workers' comp covers them, and California requires it for some contractor licenses even with no employees.

Builders Risk

The building and materials while a project is under construction. General liability answers claims from other people, not damage to the project itself.

Commercial Auto

Trucks and trailers used for the work. General liability excludes accidents in owned, hired or non owned vehicles.

Commercial Umbrella

More limit on top of general liability and auto when a contract asks for a higher total than the primary policy carries.

Questions we get asked

Can I get a quote if my business is new?

Often, yes. Several contractor programs accept a new business when the owner has experience in the trade, usually at least two or three years depending on the program. The application asks for your years of experience and your prior insurance.

My trade is not in the list. Can you still help?

Choose Another trade to search every business type on the application. Some trades, such as roofing, tree service, excavation and welding, go to specialty programs we submit to by hand. If you do not find your trade, contact us with a short description of the work.

Can my client be named as an additional insured?

Yes, on the programs we use. Blanket additional insured, primary and non contributory wording and waiver of subrogation are available from several of them, sometimes at no extra charge. We confirm the endorsements on each quote before you buy.

Does contractor general liability cover my crew or my tools?

No. Injuries to your own workers are workers' compensation. Your tools and equipment need their own coverage, which several programs offer as an add on.

What does it cost?

It depends on your trade, payroll, subcontractor costs, receipts and the limits you pick. Some programs set minimum premiums starting at $500 plus taxes and fees, and the minimum varies by trade.
