What is condo insurance?
It is a policy for the owner of a condominium unit, often called an HO-6. The association's master policy insures the building and common areas, and your policy covers what the master policy leaves to you: the inside of the unit, your belongings, your personal liability and your share of certain association assessments.
What is the difference between walls-in coverage and the master policy?
The master policy is the association's insurance on the building. How much of your unit it includes depends on the type. A bare walls master policy stops at the unfinished structure, a single entity policy includes the original fixtures but not your upgrades, and an all-in policy includes improvements as well. Your walls-in coverage fills whatever the master policy leaves out, so the association's governing documents and master policy decide how much you need.
How much dwelling coverage do I need for a condo?
Enough to rebuild the parts of the unit that are your responsibility at today's costs, including any upgrades you or a prior owner made. That figure is not the purchase price of the unit, which mostly reflects the building and its location. Read the association's documents first, since they define where the master policy stops.
What is loss assessment coverage?
When a covered loss to shared property, or a liability claim against the association, costs more than the master policy pays, the association can charge each owner a share. Loss assessment coverage pays your share, up to your limit. Some policies cap how much they pay toward an assessment that comes from the master policy's deductible, so it is worth checking that deductible when you choose the limit.
Does the association's policy cover my belongings?
No. The master policy insures the building and the association, not what you own inside the unit or your personal liability. If a fire damages the building, the master policy repairs what it covers, and your policy replaces your belongings and pays extra living costs while the unit is unlivable.
Is condo insurance required?
No state law requires it, but a lender usually does on a condominium mortgage, and many associations require owners to carry a policy in their governing documents. Even without a requirement, it is the only policy that covers your belongings, your upgrades and your liability as the unit owner.
Does this policy cover the building and common areas?
The roof, exterior walls, hallways and shared systems are normally insured by the association's master policy, not by yours.
Does this policy cover flood?
Flood damage needs a separate flood policy. Standard condominium policies exclude it.
Does this policy cover earthquake?
Excluded from a standard condominium policy. In California it is bought as a separate policy or endorsement, including cover for an earthquake assessment.
Does this policy cover wear and maintenance?
A slow leak you knew about or an appliance at the end of its life is upkeep, not a covered loss.
