What does CG 20 24 cover?
The endorsement gives the listed landowner or other interest limited additional insured status for qualifying liability connected with the named insured's ownership, maintenance, or use of the part of land leased to it. A City of Jacksonville policy copy shows CG 20 24 04 13 completed with both the city and the leased location.[1]
This can apply to a ground lease, right-of-way, yard, or another specifically described land interest. The form is not a general liability grant for all of the landowner's activities or properties.
The 12 19 edition uses a caused-in-whole-or-in-part test tied to the named insured or people acting on its behalf. An insurance education guide identifies that change and reproduces the current lease-ending and construction exclusions.[2] Older 11 85 and 04 13 editions use different connection wording, so edition review matters.
When does coverage stop?
The standard endorsement excludes an occurrence after the named insured ceases to lease the land. If a lease is renewed, assigned, terminated early, or continues month to month, update the documentation and confirm the policy treatment.
It also excludes structural alterations, new construction, or demolition performed by or for the scheduled landowner or interest. A project on the land may need construction-specific additional insured coverage rather than reliance on CG 20 24 alone.
What should the parties verify?
Compare the lease's exact parties and land description with the endorsement schedule. Distinguish land from a building or premises lease, confirm dates and edition, and review any contract-required limits. Since 04 13, standard editions limit required coverage and payment to the contract and applicable policy terms.
Obtain the actual endorsement. A certificate cannot correct the wrong lessor name, missing parcel, or mismatched form.
